ARCON BEGINS PROJECT REGISTRATION, PLANS ENFORCEMENT UNIT.

In a bid to eliminate quackery in architectural practice, Architects Registration Council of Nigeria (ARCON) has announced plans to set up an enforcement and compliance unit, which will ensure that only registered members handle architectural projects in the country. The council in a statement said that the measures would be in consonance with the extant laws and complement the content and spirit of the National building codes. According to ARCON President, Sir Dipo Ajayi, the unit will ensure that only professionals with the requisite knowledge and expertise of the building process are engaged to carry out building projects and are duly governed by the various Acts in the statute books. “The Council is working in concert with other interest groups to get the built environment properly policed to avoid or reduce to the barest minimum the issue of building collapse and its attendant effect on the developer and the national psyche,” he said. LAGOS COMMENCES ‘OPERATION SHOW YOUR BUILDING PLAN’

Lagos State Physical Planning Permit Authority (LASPPPA) and the Lagos State Building Control Agency (LASBCA) have commenced ‘Operation Submit Your Building Plan’ exercise throughout the state. According to the state government agencies, the move is geared towards updating the state’s Physical Development Database as well as ‘upholding the law for a sustainable, safe, secure, functional, business and tourism friendly environment.’ Speaking on the state-wide exercise, General Manager, LASPPPA, TPL. THE Lagos State Government, yesterday, embarked on a joint post-construction audit of existing structures in the state in order to prevent the spate of building collapse as well as ensure a sustainable and well-planned environment. The state government has directed the Lagos State Physical Planning Permit Authority, LASPPPA, and Lagos State Building Control Agency, LASBCA to carry-out the exercise. WHAT IS THE LAND USE CHARGE?

The Lagos State Land Use Charge (LUC) is a consolidation of all property and land based rates and charges payable under Lands Rates, Neighborhood Improvement Charge and Tenement Rates Laws of Lagos State. The Land Use Charge derives its legitimacy from the Land Use Charge Law No. 11, of 2001. It was designed to help the government generate additional revenue needed to develop the state in the light of increasing demand and for provision of urban and rural infrastructure and other expenditures. THE LAND USE CHARGE LAW OF LAGOS STATE, 2018

The Lagos State Government seems to have been influenced by the joint outcome of the rapid pursuit for property, rising demand for provision of urban and rural infrastructures, and the dwindling federal revenue allocations to enact the Land Use Charge Law (2001) to increase internally-generated revenues through property tax. The Land Use Charge is a consolidation of the ground rent, tenement rate and neighborhood improvement levy by the Land Use Charge Law of 2018, which was first enacted in 2001, and payable on properties in the state. The application will be processed and approved after a final screening and payment of permit processing fee. All applications must be incompliance with Operative Development Plans and Planning Standards (Laws and Regulations) in Lagos State as well as the National Building Code.
